Sell Your Home in Bucks County & Philadelphia for Top Dollar
An engineer, renovator and investor in your corner, so you know exactly what your home is worth, what to fix and what to leave alone.
Alan Asriants has been a licensed agent in Pennsylvania and New Jersey since 2017, with more than 180 closed sales. As an electrical engineer (Penn State) who has renovated and flipped homes and owns a portfolio of rental properties, he looks at your home the way buyers, inspectors and appraisers will, and helps you get ahead of every issue before it costs you money at the negotiating table.
01
Property Assessment and Market Analysis
We start with a walkthrough of your home and a detailed comparative market analysis. With an engineer's eye and years of renovation experience, Alan identifies which repairs and updates will actually pay off before listing, and which ones won't, so you price right and net more.
02
Strategic Marketing Campaign
We build a marketing plan around your home's strengths: professional photography and video, MLS and Zillow Premier Agent exposure, social media, and outreach to our network of buyers and investors. Your home gets maximum exposure from day one.
03
Negotiation and Offers
We review every offer side by side, comparing price, financing strength, contingencies and timelines, and negotiate firmly on your behalf. Because we know construction and repair costs, we push back when buyers use inspection items to ask for more than they're worth.
04
Property Staging and Presentation
Presentation sells. We advise on decluttering, staging, lighting and simple cosmetic updates, and can connect you with trusted contractors and stagers so your home photographs and shows at its best.
05
Due Diligence and Closing Process
From inspections and appraisal to title and settlement, we coordinate every step with our transaction coordinator, keep you updated, and resolve issues quickly so you reach the closing table on time and without surprises.
06
Post-Sale Support
Our support doesn't end at closing. We help with final details, utility transfers and any questions after the sale, and if you're buying your next home or investment property, we're ready to help with that too.
Why Sellers Net More With Us
Pre-listing repair plan
We walk your home before listing and tell you which repairs and updates will raise your price, and which won't, based on real renovation costs.
Inspection defense
We anticipate what a buyer's inspector will find, especially electrical and mechanical items, and help you address or price them in so deals don't fall apart.
Pricing with cost context
Our pricing reflects comparable sales and what it would actually cost a buyer to update your home, so you list at the right number from day one.
Investor & buyer network
From first-time buyers to local investors and house hackers, we bring qualified buyers to your listing, including for duplexes and rental properties.
Selling a Duplex or Rental Property?
We own and manage rental properties ourselves, so we speak the language of investors. We'll prepare a clean rent roll and lease summary, plan showings around your tenants, and market your property to the buyers most likely to pay for it, including owner-occupants looking to house hack.

Home Seller FAQ
What repairs should I make before selling my house?
Focus on items that buyers, inspectors and appraisers will flag: safety issues, electrical problems, roof and water leaks, HVAC and anything that could stop a buyer's loan. Fresh paint, lighting and simple cosmetic fixes usually return more than they cost. Big remodels rarely do. Alan walks through your home and tells you which updates are worth it.
How do you decide on a listing price?
We combine a comparative market analysis of recent nearby sales with an honest assessment of your home's condition, layout and systems. Because Alan has renovated and flipped homes himself, he can explain how buyers will value the updates you've made and the work that's left to do.
How long does it take to sell a home in Bucks County or Philadelphia?
It depends on price, condition and season. Well-priced, well-presented homes in popular areas often go under contract within a few weeks, and closing typically takes another 30–45 days after that. We'll give you a realistic timeline for your specific home and neighborhood.
Can you help me sell a duplex, multifamily or rental property?
Yes. We regularly represent sellers of 2–4 unit and rental properties. We understand rent rolls, leases, tenant-occupied showings and how investors evaluate deals, and we market your property to our network of local investors and house hackers.
What does it cost to sell my home?
Typical seller costs include the listing brokerage's commission (which is negotiable), Pennsylvania and local realty transfer taxes, title and settlement fees, and any agreed-upon repairs or credits. We'll give you an estimated net sheet before you list so you know what to expect.
Do you also help sellers buy their next home?
Absolutely. Many of our clients sell and buy at the same time. We coordinate both sides so your timelines line up, whether you're moving up, downsizing, relocating or keeping your current home as a rental.
